I can not find a school near UCLA close where I live. I am wary about online or cd training because I am afraid of mass produced outdated information and all the bad reviews I have read.

The first think you must do is successfully complete three college level courses (i.e.…Real Estate Practice, Real Estate Principles, Real Estate Finance, etc…). You can actually find many Real Estate offices that offer these courses; courses that you can complete within a matter of weeks/months. Companies like Keller Williams Realty and Century 21 offer classes in some of their offices.

Once you complete the required training, you can then apply to take your salesperson examine with the California Department of Real Estate. As long as you receive a 70%, or higher grade, you pass.

By taking the required classes with a local Real Estate office, you can begin the process of acclimating yourself to the world of Real Estate sooner. You are also given the guidance needed to pursue a career in Real Estate. Once you have passed the test and been granted a license, you could very easily go and work for the same office that you trained/studied with.

I have been told/read that at 17 you can legally move out of your parents home, and that the police won’t bother because you’re so close to the legal age of moving out. I want to move out of state with my friend who used to live here, and would like to know what the laws are.

18 is the legal age of majority in MASS, so 18 is the legal age at which you can move out without having to worry.

However, many law enforcement officers will not drag a 17 year old kicking and screaming back to their parents house providing they are in a safe place.

If you decide to move out of state, you also have to worry about THAT states laws.

If your question is ‘is there a law that will allow you to leave and not worry about being dragged back’, the answer is no.

I was using four beautiful, black rims that were very unique on my 2003 Mitsubishi Lancer Evolution. On Wednesday last week, I took the rims off the car and put on a new set for the winter season. Since I live in a ridiculously safe town, I put the four black rims in the backyard. I run a home garage and keep a lot of car parts outside and I never have had a problem in 15 years. I went to New York from Massachusetts last weekend to help my brother move. When I came back, I noticed the four black rims where gone - they had been stolen. I’m an active member of a car club in Massachusetts and told them of my problem, and asked them to look out. Within an hour, I was getting private messages, all redirecting to one website - and there it was, 4 rims for sale - and exactly mine. I know they’re mine. They have the same logo on the hub cap that I painted myself. It’s impossible that they’re not my rims, stolen. Although, the seller is selling them for 1/3 of their actual value, ha ha. I first contacted my friend, who owns the website in question. He got me the user’s cell phone number, the town they live in, and a picture of him, and his job. Basically, he’s a landscaper, he saw my rims on my EVO and liked them, noticed I put on snow tires, and then stole them. He lives about twenty minutes away. I contacted the police. They wouldn’t help, longer story. I’ve had four of my friends contact the user in an attempt to buy the rims and then see where that takes them, and no response yet. What should I do now?

Have your friend buy them. Once he gets them, get any and every kind of documentation (pictures help a lot especially with that custom decal) that the rims your friend received are in fact your rims. Take pictures of the deal going down and everything. Return to the cops with all that evidence and they will have pretty much no choice but to pursue your complaint. If for some reason they still refuse then go to the media.

I live in Massachusetts and am interested in purchasing property in Davenport, Florida to receive extra rental income or possibly to flip in the future. Should I do it? Are their any hidden Cons I should be aware of before proceeding?

Without knowing your financial situation or appetite for risk it is hard to give advice.
There will be plenty of hidden costs and unexpected expenses, but if you have the fortitude and excess cash to hold on for the long run you will be rewarded with steadily building equity as well as wonderful tax benefits.

Put pencil to paper and figure out how much you can afford to invest, what you can qualify for and how much you are willing to risk of your capital.

Personal experience says do it, but only you know.

Hello, I have a condo that was my primary residence that I rented out when I got married and then purchased my home with my now wife. We live in Massachusetts with 4 kids. My Condo was an interest only arm loan with no equity, I lost several tenants, lost my job and now have a job making much less. I had to stop paying on the condo when I lost my job and I tried to short sale it with no success. It is schedule for a foreclosure auction. If the bank comes up with a deficiency judgement, how is that calculated? I owe $290k. If they sell it for only $150k, is the deficiency judgement for $140K? I will not be able to pay that back. I will end up having to file chapter 13 bankruptcy, I don’t think I qualify for chapter 7. this condo is not in my wife’s name, but will they take her income into consideration if I file bankruptcy? If so, it will have to be chapter 13 bankruptcy. If I file chapter 13, how do they determine what amount I pay back? I can not pay $140k, how much of that will they make me pay? We have four kids and our primary home to pay for. Help me to understand this all. Thank you.
