I understand it depends on where, I’m looking into Western Massachusettes. I just want the general average of what the annual income is for a Real Estate Agent in that area. What are the ups and downs year to year?

Selling real estate is either the easiest low paying job or the hardest high paying job. The field is made up of 80% low paying (0-20,000 annually) and 20% high paying (50,000+++) There is virtually no limit to how much you can make in real estate. Donald Trump is a good example. Sadly, 100’s of people that go in the business end up having a license to do nothing. I hope you aren’t one of those. Good luck.

Not protocol. However some apartment complexes have contracts with police. They are to be notified if an individual that leases on their property has been arrested for a crime. Its mainly a common practice in cities with significant drug problems. I have seen this in Lawrence, Boston, Dorchester, Lowell, Quincy, Etc. Also some landlords go as far as background checks and drug testing.

Applications for Section 8 or Public Housing are always free at your local housing authority if they are accepting applications. Section8programs.com has no affiliation with HUD, the government or your local housing authority. Our mission is to help those that are low income find applications online for various government rental assistance programs nation wide. In addition, we help our clients to discover many other programs that would benefit a low income person. We charge a small fee for our research which is consolidated in our Online Packet. Section8programs.com also offers a privately funded grant program, the Section 8 Consolidation Program. This program awards small assistance grants for daily expenses, not housing vouchers. Landlords must have their property inspected by a division of their local PHA in order to rent to a Section 8 tenant and accept the Section 8 housing voucher. The landlord will prepare their own lease that will be no less than for one year.

The Section 8 Consolidation Program combines low-income grants with subsidized housing resources for a low income family or individual. This information and application is provided to all applicants in our Section 8 and Subsidized Housing Online Packet. The Section 8 Consolidation Program is a privately funded grant program and is not affiliated with the government, HUD or your local PHA. The grants awarded are small assistance grants intended to help with daily expenses like food or bills.

It is a scam to make money, it is not a government website. It is just someone selling nothing for $12. You cannot apply online. You have to apply to the Housing Agency where you live and go on a waitlist. Don’t believe it. They won’t help you with anything.

what are my rights as a tenant in a foreclosed property that is being auctioned off? (state of massachusetts)?

I currently live in a condo owned by someone else. I recently found out that it has been foreclosed on, and is being auctioned off on Monday, March 15th. Two questions, are the auctioneers and potential buyers allowed to enter my apartment? Also what are my rights to stay there as a tenant? I know I have 90 days by law, but in terms of getting my security deposit and last months rent $ back I’m not sure how that would work. I also am aware that it could potentially be taken over by the bank, and I would continue to pay rent and live there, just sending rent checks to a bank instead of my landlady. My landlady as of right now (Wednesday the 10th) has not said a word about this to me. The whole situation is a little shady in my mind, ANY tips would be much appreciated. I love this apartment and would rather not move.

The LL has to return your deposit immediately after ownership changes. If she does not you sue in small claims for it and get 2-3X the amount due to her not following the law.

The new owners will have to honor your lease. Only if someone plans to live there will you have 90 days. Seeing as it is an apartment/condo I don’t see how that would be possible to kick out many tenants saying you want to live there. So, most likely you have until the end of your lease. If they want to continue renting out, Im sure you can renew but there will be new terms seeing as it is a new owner they may ask for more rent etc.

Your LL does not have to tell you either. How awful is that! Since the Auction is on the 15th I hope you didn’t pay full rent this month. She will not own it after the 15th and might force you to sue in small claims for the remaining 15 days she did not own the place so you can pay the new owners.

The people who buy your apartment will have to follow ALL laws still and the terms of your lease. So they do have to give you notice to enter, but they can enter just like your LL would have been able to with notice.

Again the LL can not keep your last months OR Security Deposit. I’d probably tell her to use your last months this month and to get over it. She can’t do much about it because in 5 days she won’t own it. Request half the last months back as well.

If you want to double check my answer please call a lawyer or tenants advocates. It is truly annoying when people come on here without proper information and tell you "you may be out of luck with your security deposit". That is not true! Security deposit is for fixing anything after you leave, the person will not own the property and will not be fixing anything after you leave…. they don’t own it so you are entitled to your full security deposit. Trust me, I know I requested mine and got it, and used last months rent for the last months. It was nice to get 850$ back and not have to pay rent one month before I moved.

I actually have 2 cats and they can not enter without your knowlege they have to give you notice. What I did was taped notes on every single door that could be opened letting people know there are cats in the house and to watch for them and close the doors behind them they would be liable if my cats got out. My cats thankfully never ran out and letting people know with notes taped to the door helps with that.

If you are on a month to month you will have 90 days if they don’t want to rent :(.
