How do I winterize my home ( in Massachusetts)?

Author: admin  //  Category: massachusetts homes

I have a home in Mass that I plan to leave vacant for the winter. I don’t want to leave the heat on all winter. What are the steps required to winterize my home until my return in April. Don’t want the pipes to freeze etc… Thank You tired of these New England winters

Here’s How:
1. Clean gutters so that rain water drains away from the house quickly.
2. Pruning tree limbs that hang over your home or nearby utility lines can help lessen damage during winter wind and ice storms.
3. Drain water from all outside hoses. Cover all outside faucets with insulation.
4. If you can reach it safely, disconnect your home’s small satellite dish and store it indoors.
5. Store lawn furniture, grills, tools, and other items inside. If that isn’t possible, cover with plastic and secure them in a protected location.
6. Clean your refrigerator thoroughly. Unplug it, and prop the door open. Unplug other appliances.
7. Turn OFF the water at the main line and Open All Faucets.
8. Turn off your home’s propane or natural gas. Get help from a professional if you aren’t sure what to do.
9. Make arrangements to continue pest inspections and pest treatments if necessary.
10. Turn off the home’s electrical power at the main breaker.
11. Notify the Postal Service to forward your mail. Stop newspaper delivery.
12. Enjoy your Winter!

What type of court handles Replevin (action for the return of specific personal property)?

Author: admin  //  Category: massachusetts property

Hi, my father has possession of a dog he bought for me as a gift and now won’t let me take as i move out (Im 18). I have become very attached to this dog and like i said, he was a gift.

I just need to know what type of court would handle this? I read up on Small Claims Court but that said it only deals with money and property damage. Could someone help me out please :) I live in Massachusetts if that helps.

thanks!

The "district courts" have jurisdiction over property lawsuits not exceeding $25,000 and general equity jurisdiction in small claims. In Boston, the Municipal Court is the District Court.

Property gifted to a child is owned by the child but held "in trust" by the parents or guardians until the child turns 18. It was your dog all along and you have every right to its possession. If the parent has violated this trust, a guardian can be appointed by a court to protect the child’s interests.

MA has only one "form of action" — called a civil action, including suit for return of specific property, which is an equitable remedy. They no longer use replevin, trover or detinue for such cases.

You should consider speaking with a litigation attorney about this, as it can get complicated in a hurry and you may overlook some necessary pleading. For example, you want to prevent anything from happening to the dog during the legal process (i.e., prevent dad from disposing of it). There are specific pleadings that must be submitted at the earliest date for that protection to happen.

5 Steps to Seminar Marketing

Author: admin  //  Category: mass real estate

More than likely, you’ve attended a seminar, workshop or live training event at some point in your life. Whether you’ve been to a “Tony Robbins-type” event with thousands of people or a much smaller, workshop format with only a handful of people and lots of interaction.

But, have you ever thought about marketing your own seminar?

It’s actually simpler than you might think to market your own seminar. You just need to know the steps to a successful seminar and, most importantly, how to get people to come to your seminar.

Here are 5 things you must know about seminar marketing before you begin marketing your event.

1. What is your seminar or event going to be about?
Your seminar can be about anything on which you are knowledgeable. From health and wellness to real estate to the internet even to dog grooming or gardening! The most important thing is that you have a passion for what you’re going to be teaching at your seminar.

2. When/where is your seminar going to be held?
Believe it or not, this is one of the most critical components to a successful seminar. There are many things to consider such as time of year, national holidays, weather, specific hotel chains, etc. But, it’s important when planning your seminar to pay close attention to this step.

3. What is your seminar format?
Will you have 100 people at your seminar or will you hold a seminar suited for 10-12 people? Either way, you can have a great event, but your strategy for one is much different than your strategy for the other.

4. How are you going to market your seminar?
Depending on the type of event you are having, you may want to consider local networking activities and local media or you may opt to go on a more global scale with regard to your seminar marketing and utilize the Internet, direct mail, and mass media. Marketing is probably the most critical component to a successful seminar. Without “cheeks in those seats”, you have no seminar!

5. What details are important while running your seminar?
Getting people in your seats is the first step to a successful seminar, but equally important is the experience attendees have while AT your seminar. You want people to go home and tell their friends they have to attend your seminar, event or workshop. You want killer testimonials FROM your seminar to use in marketing and you want honest feedback to improve with each seminar you run.

Follow these strategies and you are well on your way to a successful seminar.

is there a good resource for finding private estates willing to rent out their homes for weddings?

Author: admin  //  Category: massachusetts homes

i am looking for a beautiful home with plenty of land and a scenic outdoor view for hosting a 100 person wedding reception. Prime locations would be along the coast in california, massachusetts or north carolina. Lakeside properties in chicago, michigan, or dallas would be nice as well.

This won’t work. Nobody is going to want a bunch of strangers trampling through their multi-million dollar home! The only thing I can suggest (and it’s a lot of work, especially since you apparently can do this anywhere in the US) is to go to realtor.com and look at listings of model homes that are for sale (or basically any new home that is unoccupied). The reason this matters is that builders never put their new homes with real estate agents unless they are desperate to sell that home. If you were willing to pay enough (especially a very large deposit) I’d think sooner or later you’d find someone willing to do this. Model homes are better because they’re already furnished, but if not, then you’d need to confine yourselves to a small portion of the home and rent furniture for that day.

It’s a bit out there, but comes the closest to what you’re trying to do.

Will John Kerry (D) give the "little people" a ride on his boat, and if he charges will he collect a tax?

Mass. Sen. Kerry docks yacht in RI, saving $500K

(AP) – 12 hours ago

BOSTON — Massachusetts Sen. John Kerry is docking his family’s new $7 million yacht in neighboring Rhode Island, saving roughly $500,000 in Bay State taxes.

The Boston Herald reported Friday the 76-foot, New Zealand-built sloop has two cabins, a pilot house fitted with a wet bar and cold wine storage. It is owned by a limited liability corporation in Pittsburgh, the longtime home of Kerry’s wife, philanthropist Teresa Heinz Kerry.

If the boat were docked at the couple’s summer vacation home on Nantucket, they would be liable for $437,500 in one-time sales tax. They’d also have to pay $70,000 in annual excise taxes.

Instead, Rhode Island has repealed those taxes.

A Kerry spokesman says the boat is being kept at Newport Shipyard not for tax reasons, but "for long-term maintenance, upkeep and charter purposes."

Another hypocritical liberal, and a coward at that, John Kerry (D) a pathetic excuse for an individual avoids taxes in his own state by docking his little dinghy in Rhode Island. Will he award himself some more medals like he did in Vietnam, perhaps a tax dodging medal would be appropriate to add to his undeserved medal collection, only this one he does deserve.

Looks like kerry is up the creek without a paddle. Does any of these progressive liberals pay their taxes?

to buy a property in the US (Massachusetts) do you have to be over 21?

Author: admin  //  Category: massachusetts property

Im 18 and I live in Argentina, im a legal resident in the US. I want to move back to the east coast this December. I wanted to know if i need to be over 21 to buy or rent a property in the US

No, in most states the legal age of an adult is 18 and at that stage you can buy your own house. Very few young people can afford to do so at that age. However, I would suggest you rent in the area you are considering to move to for at least 6 months, to get a feel if you really want to live there.
