Moldy Bread – Yucky or Beneficial?

Author: admin  //  Category: massachusetts homes

You know it when you see it: moldy bread. While the green splotches growing on your bread may make your stomach turn, mold has an interesting history. Yes, mold can make you sick, but remember, mold is the basis of penicillin and has saved millions of lives. Mold has been around since the dawn of time and has killed and cured. Let’s take a look at the role that this yucky, yet beneficial, organism has played through time.

Mold in the Bible

Mold has been in existence for eons. The first mention of mold in recorded history is in the Leviticus 13 and 14 of the Bible. Priests in biblical times were called in when mold or mildew was suspected in the home, much like the home inspectors of today. The home’s occupants were ordered out of the home while the priest searched for mold. When found, the mold-infested stones were torn out and the inside of the walls scraped clean. Fresh stones replaced the old mildew-covered stones and the home was re-plastered and carefully watched for re-growth.

Sound familiar? Today, when mold is suspected, modern mold remediators arrive, remove the damaged structural elements, clean, and then replace the damaged walls and building materials with new materials.

Moldy Mummies

You’ve heard of the curse of the mummies, right? Researchers have died after opening the tombs of mummies including a case where ten out of twelve researchers died within a few days of opening the tomb of King Casimir in Poland in 1973. Three species of fungi (Aspergillus avus, Penicillium rugulosum, and Penicillium rubrum) were later found on artifacts extracted from the tomb and are prime suspects in the deaths of these researchers.

Bewitching Mold

We now know about the many symptoms that mold exposure can cause including mental disturbances, hallucinations, and seizures – all of which were considered prominent signs of witchcraft. These particular symptoms are associated with rye kernels infected with Claviceps and Fusarium. Rye was a popular crop in Massachusetts during the 1600s. It’s been speculated that the Salem Witches suffered from mold-induced food poisoning after eating contaminated rye bread. If you thought moldy bread in your cupboard is yucky, imagine being burned at the stake because of it.

Mold the Killer

Mold has killed many people the world over. Case in point, the Irish potato famine. Though the Irish didn’t consume mold, mold was responsible for wiping out the potato crop. Starving, the farmers and their families consumed the uninfected “seed” potatoes. Thus, the following year, no seed potatoes were available for new crops. Nearly half of Ireland’s population of 8 million later starved to death.

Mold the Healer

Despite mold’s nasty reputation, mold has also healed countless people. Penicillin is a type of mold with antibiotic properties. Initially observed in the late 1800s, it wasn’t until 1928 when penicillin captured the imagination of Sir Alexander Fleming as a potential therapy. Fleming had observed a Staphylococcus culture become mold-infested and that mold appeared to dissolve the bacteria adjacent to it. He later discovered that substances created by mold could kill a variety of disease-causing bacteria.

Before penicillin’s discovery, people died of common infections and bacterial diseases all the time. Today, the death rate due to infections is one twentieth of what it was one hundred years ago – all thanks to mold.

The next time you pull out a piece of moldy bread, take a moment to contemplate this strange organism that both kills and heals.

A Review of the MLM Real Estate Program

Author: admin  //  Category: mass real estate

Property and real estate continue to be big business and this is recognized by the MLM real estate program which offers four different ways for people to train in this type of business. Don’t be afraid that you might fail in the real estate program as a high success rate is the norm. The size of the real estate market is huge and opportunities are estimated to be in the trillions - this means that it is a rapidly increasing market and almost guaranteed to provide you with more than enough money to live on.

The MLM real estate program is a downline builder, club and investment club all rolled into one. The company offers three paid programs which come with a free website. The aim is to draw traffic to your site and get them to sign up. Once they have signed up they will receive follow up from the program’s founder James Carvin. As with most programs of this type the MLM real estate program’s documentation is quite upfront about the fact that those who rise to the top will stand a far greater chance of business and financial success than other members of a team. Your personal income level could rise into the billions and with such a huge market your business is almost guaranteed longevity.

The MLM real estate program appears to have very good results for those people who decide to take up the challenge - and within a year to eighteen months some clients testify that their income has risen to thousands of dollars and growing every month. You don’t have to have experience in the real estate field in order to sign up for the mlm real estate program, although this would likely help in your success. When you sign up you will receive orientation and training along with the friendship of others who are on the program.

One of the things couples often discuss is buying their first home. Now, I don’t have to tell you that buying a home is a topic best dealt with on its own, but when the love bug bites, it can often make its way into the wedding preparations. This is a huge mistake. In fact, this type of mass newlywed hysteria can cause some couples to make five very costly mistakes when they decide to purchase their home.

While there are three paid programs you don’t have to invest any money in order to sign up. Once you have joined however you will be encouraged to enroll on all four of the programs. The MLM real estate program states that with good training and some hard work and solid promotion members could be earning more than $20,000 for each transaction that they make.

On the MLM real estate program you will learn how to build a downline to survive when times are bad - this is done to provide a foundation for when the market picks up again and you will be ready for it. Those who sign up will also receive training in creative real estate investment which works whether the market is rising or falling - this creative investment does not incur cost which is a great plus for those starting out in the MLM industry.

Does Massachusetts nonresident get taxed on Interest and Dividend income sourced from a different state?

Author: admin  //  Category: massachusetts property

I live in Texas and own rental property in Massachusetts. I understand that I have to file a nonresident tax return for MA.
Will I get taxed on my 1099-int and 1099-div (Interest and Dividend) income that is from a Texas based bank by Massachusetts? I can understand the logic behind taxing MA rental income - but not income from other sources for a nonresident. Am i missing something?
Doesn’t seem fair!!!

No, MA cannot tax that because you are not a MA resident and the bank is not in MA.

Keeping Up With Your Pet’s Health: Vaccinate With Rabies Shots

Author: admin  //  Category: massachusetts property

A slow, agonizing virus leading to extreme lethargy, madness, and an eventual, but certain death - doesn’t sound very appealing, does it? If you do not vaccinate with rabies shots, your dog or cat faces an uncertain future. Rabies is one of the worst viruses that can affect your pet, and with no preventative measures, such as its annual rabies shots, mortality is, unfortunately, assured. When you vaccinate with rabies shots, you are choosing to extend the life of your pet, protect the community, and follow the letter of the law.

All pet owners should know that rabies is a disease that is caused by a virus that is transmitted from animal to animal and animal to human via a scratch or bite that causes a break in the skin. The virus is in the saliva of an infected animal. Because rabies is fatal to the animal or a human who contracts it, it is vitally important for pet owners to have their vet vaccinate for rabies with either a one year or three year vaccine. In certain regions and/or states with high levels of rabies reports, such as Texas, Virginia, Connecticut, Georgia, Maryland, Massachusetts, New Jersey, New York, North Carolina, and Pennsylvania (1), you must vaccinate with rabies shots at least once a year.

What Is Rabies Anyway?

The rabies virus is spread through the saliva of infected animals. A huge problem in Asia, Africa, and Central and South America, rabies kills more than 50,000 people and animals worldwide each year; however, most pet owners do not vaccinate for rabies in these regions. Once contracted through a bite or scratch, the virus begins attacking the peripheral nerve cells and central nervous system, which largely consists of the spinal cord and brain (2). The virus works fast, but it is a drawn-out, painful death at best.

Depending upon where the animal was bitten, it may take awhile for symptoms to show. Without any preventative rabies shots, the symptoms begin to appear and the animal normally only has a week to a week and a half to live. Contraction of the rabies virus in animals is broken down into three phases: prodromal, furious, and paralytic (3). During the prodromal phase, the dog or cat will show signs of apprehension and anxiety as well as develop a fever, although cats often exhibit more irregular behavior. The furious phase sees cats and dogs highly irritable, more vicious, and lashing out at anything that moves. The paralytic phrase can occur after either the prodromal or furious phases - breathing becomes more labored and vital organs freeze up. There have been stories of pet owners trying to dislodge a foreign object from the animal’s mouth because they were unaware that the dog had contracted the rabies virus. The animal eventually lapses into respiratory failure and dies (4). When you vaccinate for rabies, you help your dog or cat avoid all of this pain and suffering, which can easily be prevented with annual rabies shots - quickly and rather inexpensively.

Practice Caution - Vaccinate for Rabies Regularly

Animals most at risk for exposure to rabies are stray dogs and cats that frequently roam in and around wooded areas that bring them in close proximity to wildlife that are the carriers of rabies. Wildlife carriers often include raccoons, foxes, coyotes, skunks, and bats.

Pet owners should also be cautious by avoiding contact with wildlife that are normally nocturnal (active at night) and are normally fearful of and avoid contact with humans. Rabid wildlife are not fearful of humans and may aggressively attack. Be careful of leaving food outside for cats and dogs, which tends to attract wildlife and brings them up close and personal with our pets. Also, be careful about approaching cats and dogs that appear to be feral or roaming about. One bite or scratch is all it takes for exposure to rabies to occur, and if the animal that bites cannot be captured, prophylactic treatment for rabies may be necessary. Unfortunately as well, any preventative measures in the form of rabies shots are far too late to be administered at this point.

It is also vitally important to report all animal to animal and animal to human bites to the animal control agency in whichever county or area the bite occurs. Many people are reluctant to do this if the offending animal belongs to a neighbor or someone they know. However, if the vaccination history of the dog or cat that bites is not known, then the animal or person bitten is at risk for exposure. Pets should be safely confined and dogs should be on leash when off their property. Finally, once you vaccinate for rabies, make sure your pet wears its rabies tag at all times.

Neglect is Costly: Maintain Current Rabies Shots

Rabies shots for dogs and cats are required by the law for the life of the pet. Neglecting to keep you and your family, your pet, and your community safe from rabies is a costly mistake and one that should never be allowed to occur. You have the power to vaccinate your pet from this easily preventable virus. Remember, keeping up-to-date and choosing to vaccinate with rabies shots is the first line of defense to keep the public safe from this deadly disease.

Call for Volunteers

Author: admin  //  Category: massachusetts homes

DATELINE:  PLYMOUTH COUNTY AND AVON, EASTON AND STOUGHTON, MA.   Many frail and home bound elders throughout the community rely on the Nutrition Program at Old Colony Elder Services, Inc. (OCES) in Brockton, a private, non-profit Aging Services Access Point (ASAP) that provides valuable programs and services to elders, their families and caregivers.

But, the non-profit elder services agency needs more volunteers to help prepare and pack meals and deliver them to residents.

“We are in desperate need of Nutrition volunteers.  Right now we are stretched to the limit, with only a few volunteers trying to cover a number of delivery routes so every elder is ensured a healthy meal every day,” explained Diana DiGiorgi, Executive Director of OCES.

Nutrition volunteers are needed to set up, bag and distribute meals at congregate Nutrition Sites.  Meals on Wheels volunteer drivers are needed to deliver meals to elders throughout the Plymouth county area.  Drivers typically deliver 15-20 meals a day, between 9:30 to 11:30 a.m. and are reimbursed for mileage.  Volunteers are needed Monday through Friday, yet they may help out for any number of days per week that they
can.

OCES’ Nutrition Program is designed to enhance elders’ quality of life by providing nutritionally sound and satisfying meals. Because the Nutrition Program is primarily federally funded, there is no income-based test; all residents at least 60 years of age and those less than 60 but disabled are eligible.

Anyone who is able to volunteer at a meal site or deliver meals for two hours, at least one to two days a week, please contact the Nutrition Department at OCES at (508) 584-1561.

OCES offers a number of programs to serve seniors, families and caregivers such as Family Caregiver; Caring Homes and Enhanced Adult Family Care; Supportive Housing; Nutrition; Money Management; Protective Services; Home Care and more.

What is the law in Massachusetts regarding security deposits?

Author: admin  //  Category: massachusetts property

My tenant left the property 3 months before the lease was up. They stated they were not going to pay any rent for the remaining 3 months no matter what. They left damages costing over 1/3 of the security deposit. As a landlord in MA do I have to give the balance of the security back within 30 days of the tenant leaving, or within 30 days of the actual end or the lease, or do I keep it to put toward the rent for the remainder of thier lease if I am unable to find a new tenant?

Help!

Based on the limited facts you have stated, you can deduct the damages from the deposit. Then, you have to make a reasonable, good-faith effort to find a new tenant, and you can deduct rent from the security deposit until you find a new tenant. However, before you deduct any money from the security deposit, I recommend that you carefully review the Massachusetts government website linked below, and talk to a lawyer or at least call a free legal services hotline) about the details of your case, which are not fully set out above. There are many risks here; for example, if you overestimate the cost of the damages, or if a court finds that you did not make a reasonable effort to find a new tenant while you were taking rent from the security deposit, you could easily end up OWING the tenant THREE TIMES the amount of the security deposit you incorrectly withheld. So be very careful.

Newburyport, Massachusetts real estate - Antique Georgian Home at 17 Federal Street

Author: admin  //  Category: mass real estate

http://www.DoloresPerson.com - In a recent cover story on this home, Early Homes Magazine had this to say,  A consistent architectural and decorative vocabulary voices harmony in [this] handsomely restored 1777 house in Newburyport, Massachusetts.  Built by a wealthy merchant and Revolutionary War leader, the house is truly a unique Georgian architectural gem, a wonderful and welcoming landmark home.  It is possibly the ONLY pure Georgian brick house in a coastal city of primarily Federal period structures.
With the charm and authenticity of a true New England classic, this sumptuous home also has all the livable-ness and 21st century efficiency of todays new construction.  Upon entering the massive front door and stepping into the exquisitely proportioned foyer and grand entrance hall, one of the most important architectural features is revealed, its glorious front-to-back, double staircase, divided on the stair landing by the imposing pillars and arch.  This Good Morning staircase was unique to Newburyport and Salem, with this being a very early, if not the earliest, remaining example!
With classic Georgian symmetry, four full chimneys, each with a fireplace upstairs and downstairs, completely rebuilt and restored in 2003, this great house also retains all its gorgeous period raised field paneling, exquisite crown mouldings, and pilasters, as well as its other major feature, the original floor-to-ceiling built-in cupboard, filling an entire wall of the old kitchen.
The flow in this home is irresistible, perfect for entertaining, as well as for everyday life.  Off the old kitchen is a very early addition, once the summer kitchen, now home to the new contemporary kitchen, with its generous cabinetry, French-style layout, and top-of-the-line appliances, including the Viking commercial range and SubZero refrigerator.
Alive with the documented vibrant colors, bold textures, and rich patterns of the  Georgian palette, these interiors speak to those with an appreciation of beauty and elegance.  Illuminated by custom-made lighting fixtures designed to soften and enhance the atmosphere and color of the dwellings generous details,  this home bespeaks domestic harmony in its enticing symmetry.
The new addition, off the brand-new kitchen is the family room, looking back appreciatively toward the old house, with a full bath and walk-in closet with built-in shelves.  With room-sized baths on the second and third floors, as well as double-sized closets, the house retains its original floor plan, but with all the closet space of a new home.
One of Newburyports and indeed New Englands — Great Houses, this is a home for all seasons and for all size families or for collectors, for anyone who enjoys living near the water and with downtown Newburyport with its bookstores, cafes, gourmet food shops, bakeries, and fitness centers at your doorstep.
