Currently only weeks before closing and the issue came up with the title V that the septic is only designed for two bedrooms but the house was listed as a three bed in MLS. The third bedroom is also in a finished basement, but the town assessment states two bedrooms. Is there liability for the seller / sellers real estate agent for misrepresentation? Biggest concern is that this greatly affected the appraisal and future resale of the house will need to be disclosed as a two bed. What are our options?
If the third bedroom (regardless of where it is located) meets local criteria for being a bedroom (fire egress, etc) then the property is properly listed as a three bedroom property. The septic system does not have to be disclosed as a ‘two bedroom’, since the sellers and the agent were most probably not aware of the situation. Remember…..it’s underground.
Your offer to purchase should have contained contingencies covering these scenarios if you were concerned about them. Did you not include a contingency that the property would appraise for at least equal to or greater than your offered purchase price ?

Need help with a grocery store question?

Now my father usually shops at Market Basket because that is the closest store to where we live. Now I know how to shop because I used to work at a Stop & Stop and I have gone shopping with my father before but I never have done the shopping before by my self. My father just usually buys all the food and what ever it costs he pays for and and my brother and I usually gave him some money towards it since we still live at home. Now I have 2 brothers and one of them goes to school in Florida so both my parents have left for Florida so that they can drive with my brother back home for the summer since he has his car down there and they don’t want him to drive all that way 1,300 miles back home alone. When my father usually goes shopping he never makes a list he just walk es up and down each aisle twice to see what there is down it and if we need it he will pick it up or if he wants it he will pick it up. I am going to be shopping with my brother this Sunday because the sales start Sunday and my parents will be back home Monday so we figure help out and do the shipping. Now we have already made a list of stuff that we know we need for the family but will prob just grab a few things that we don’t have on the list if we see we need them because we know there might be some stuff we have forgotten to write down. Now we would like to know does anyone know of a website where we can go to see what the prices of what we will be buy will be online so that we can try to figure out how much we will be spending before we go to the store and start shopping.
Some grocery stores have websites where you can shop online and get your groceries delivered. Even though you don’t want to do that, checking out a website like that would tell you the prices of things.
I did not find a shopping website for Market Basket - but other grocery stores DO have shopping websites, and their prices probably won’t be too different.
